Purchasing Buy to Let properties in the name of a Limited Company has become very popular over the last 5 years or so. Ever since George Osbourne announced tax changes for individual landlords back in 2015, We have certainly seen an increasing number of landlord clients look to structure future borrowing via a corporate structure.
The tax changes have been phased in over 4 years from 2017/18 meaning that from this tax year 2020/21, landlords are only be able to claim tax relief on finance costs (including mortgage interest) at the basic rate of 20%. A clear drop in income for higher rate tax paying landlords who could previously claim up to 40% relief.
And so, with the changes not affecting landlords owning properties in a company name, we have seen many landlords looking for Ltd Company BTL finance.
Is a Ltd Company Buy to Let right for you? Your first call must be to a professional tax adviser to make sure it's the right option for your personal circumstances. We can certainly help find you the right mortgage, but we leave the accounting and tax advice to the specialists!

Do you have 4 or more mortgaged Buy to Let properties? If so then you are a Portfolio Landlord! You're in good company!
Back in September 2017 , the Prudential Regulation Authority advised lenders that new underwriting rules should be applied to portfolio landlords. These new rules mean that lenders must also assess and stress all the properties in the landlords portfolio to ensure that the landlord's business is viable and not under pressure with regard to gearing and rental coverage.
As a result, if you are a portfolio landlord looking for mortgage finance, we would strongly advise that you speak to a specialist broker who can find the right lender for you and help with the paperwork.
Most professional landlords are organised and will have all the information to hand to support a mortgage application. As a guide, you will require the following:

A house in multiple occupation (HMO) is a property rented out to at least 3 people who are not from the same household but share facilities such as bathroom and kitchen.
If the HMO is let to 5 or more unrelated tenants, then the property must have an HMO licence. Licences may also be required for smaller HMOs and this is dependent on the rules in each local authority.
If you are renting your property to 3 or more unrelated tenants and require a mortgage, it is likely that you will require an HMO Mortgage.
